We are so confident in our tenant qualification process that if we have to evict a tenant we prequalified, we will find a new tenant and waive the transition fee. This is a FREE service, not an "Eviction Protection Plan."
We know you want your money fast, so we ACH transfer your monthly rent payments into your bank account by the 10th day of each month. We also believe that if we can't collect the rent, then we should NOT get paid. You only pay us a management fee if we successfully collect the rent due. When leasing a new property, you don't pay us a leasing fee until we have a signed lease and the first month's rent. You only pay the management fee when the property is occupied. We do our job, or you don’t pay! Management fees during vacancy days that exceed 7nights for move in and out will not be charged to the owner/investor. Management fees are 10% of collected monthly rent. New tenant transaction fee is 25% of first month's rent in lieu of the 10%.
Our daily operations are run with a Yardi Breeze, a powerful online property management app. This application allows 24/7 access by the renter and owner/investor to obtain information pertaining to the subject property even after hours! This application supplements our superb personal relationship with live interaction available during our office hours. Owners/investors have access to our emergency care hotline to speak with the owner of the property management company directly. We also provide you with secure online access to monthly statements, inspection reports, invoice copies, tax reports, and rental history with a click of a mouse.
Our lease agreement is reviewed and approved by legal counsel Kenneth Davidson, a top Colorado landlord attorney, to be in compliance with the Colorado Real Estate Commission. We operate in compliance with fair housing, Colorado habitability, application screening, and right to cure laws.
As a property management client you enjoy reduced fees whenever you sell and buy properties with us. When we sell the rental property that we have been managing for you, you will get $3,000.00 or 1% off the listing commission, whichever is greater, credited at closing. When you invest in a non primary residence with us, you will get a free one year Blue Ribbon Gold Home Warranty.
We perform two exterior property inspections yearly and at least one annual full interior inspection with video, pictures and document checklists. We have low, normal and urgent protocols to ensure cost control and we prescreen all of our vendors. Maintenance charges are never marked up, and all receipts are provided to owner investor. To ensure all repairs are done properly we send the renter a repair survey.
We aggressively market your property at no additional cost to you! Our lease requires a 60-day notice, not the frequently seen 30-day notice. This helps to prevent vacancy. We use multiple promotional tools to get your property in a lease!
For every lease we sign, we donate your second month's property management fee to Tri Lakes Cares to help with living expenses for those in our community who are struggling. This money is used to help residents of the Tri Lakes area pay their rent and meet other needs during unexpected financial emergencies.
