There are many things to consider when choosing the best contract. The offer price, dates, deadlines for your timeline, appraisals or the lack of appraisals, inspections or the lack of inspections, insurance options, loan type and more. For example, the highest dollar offer may result in a lower net profit at the closing table. The following are just a few scenarios that can be costly to the seller ultimately reducing the profit:
  • An offer with a very high purchase price may have provisions for inspections with repairs that result in out of pocket expenses for the seller. In some cases it is better to accept the offer for a little less, no provisions for inspections and no repair costs for the seller. We look at the bottom line and what your take home will be to get you the largest profit! 
  • The offers To Buy and Sell Real Estate will articulate what loan type will be used for the transaction. Some of these are FHA, VA, Conventional, Cash and more. These loan types have different governing rights and laws that may result in lowering a contracted offer price if the appraisal comes in low. Other loan types allow the opportunity to ask the buyer to bring the difference in cash to the closing not requiring you to lower the price or terminate the contract. These dates may be accepted as written in the offer or you may change them prior to accepting the offer. For example: If you have a new home you are moving into on June 15th you may want to make sure the closing and possession dates for your offer are within a few days of June 15th to avoid the cost of temporary housing, storage of your personal property or even double payments on two properties; the home you are selling and the home you are purchasing.         Buyers want to imagine the property as theirs when touring homes. By removing your personal items, the Buyers can imagine the home as theirs and fall in love with it. We want them to have the warm fuzzy feeling! Knickknacks are a distraction from the floor plan and the use of space for the Buyers' furniture. By moving furniture around we are able to make a room feel larger or bring attention and drama to a unique home attribute such as a beautiful fireplace.

    Small Repairs

        It is important that a property appears to be in good working condition. Our team will search your property for small repairs to fix prior to showing the property. We don’t want Buyers to see dripping sinks, running toilets or doors that don’t lock. When this happens, they imagine the property will require expensive repairs and will lower the offer price. We get ahead of the normal household repairs so Buyers can plan a stress­-free, move-­in ready property.

    Cleaning

        A clean property is important for the obvious and not­-so­-obvious reasons. For example, if carpets are dirty, the buyer may think it is a permanent stain when in fact the carpet just needs a cleaning. As a result, they may assume the carpets need replacing and factor that into a lower offer price. If a home has beautiful window views and the windows are dirty with dust, hand smudges and bird droppings, a Buyer may think, the windows are going to be a pain to clean. If the windows are clean, they just admire the beautiful views the home provides. When the Hardwood floors are dirty, the Buyers may notice the dust bunnies rather than noticing the beautiful wood floors that those dust bunnies are resting on.     Some Cosmetic Upgrades or Remodeling

        Most properties do not require cosmetic upgrades or remodeling. The specific needs and interests of the Seller and the property specifics will determine if there will be added property value from upgrading or remodeling. By making a 2 bedroom into a 3 bedroom or a 3 into a 4 bedroom the property may meet the needs of more buyers.
